What's the best investment for someone just starting out with $100,000?

The key is to manage it yourself—lease it yourself, take care of it, run the books yourself, and learn the game. Fix it up and keep it going. Then eventually you can refinance it, pull some cash out, and go buy another property. This approach lets you build wealth through real estate ownership rather than keeping money sitting in the bank earning minimal returns. The strategy is to start with one property, learn the process, and then scale from there.
